
As part of their Grand Union development – St George are bringing forward a new multi-storey light industrial building called The Generator – a new landmark for NW10, just 5 minutes’ walk from Stonebridge Park Station, West London.
Designed by award-winning industrial architects Michael Sparks Associates, The Generator will provide an attractive and flexible working environment for a range of start-ups, entrepreneurs and established businesses. The innovative and bespoke multi-storey industrial building will be a first of its kind in the UK – and at the heart of West London, the world’s most connected place.
The Generator will provide approximately 135,000 sq ft of B1c and B8 workspace to attract a range of operators from start-ups to established businesses. The classes B1c and B8 are defined as:
- Class B1c: Use for any industrial process (which can be carried out in any residential area without detriment to the amenity of that area by reason of noise, vibration, smell, fumes, smoke, soot, ash, dust or grit)
- Class B8: Storage or distribution: use for storage or as a distribution centre
The building will also benefit from ground and first floor parking, communal meeting rooms, a management suite and service yard, as well as the landscaped public realm, shops, restaurants and bars that are coming forward as part of the wider Grand Union development.
Expected occupiers within The Generator include: light assembly; R&D/prototyping; prop hire; film companies including camera/lighting equipment hire; media/publishing; digital printing companies; textiles; maker space e.g. artist studios, craft workshops; recording (soundproof studios); and photographic studios.
